Why a Dry Crawlspace Isn’t Always a Healthy Crawlspace

When homeowners invest in crawlspace encapsulation, they are usually trying to solve one of three problems:

After encapsulation, the crawlspace often looks dramatically better.

The space is clean.

Without managing sub-barrier pressure, those contaminants may slowly migrate upward into the crawlspace air.

The crawlspace can remain dry and visually clean — while air quality gradually changes.

Modern homes are built tighter than ever.

Air from the crawlspace often makes its way into living areas through:

  • Plumbing penetrations
  • Duct leakage
  • Stack effect air movement

If crawlspace air quality declines, indoor air quality can follow.

Dry is important.
